173 Ferry Road
Since the day Tina met the love of her life, Erik, there was one home on Ferry Road that always captured her attention. The way it sat perfectly on the lot, the abundance of natural light pouring through countless windows, the beautiful backyard, and most memorably, the tall decorative rooster proudly standing in the front bay window.
Back then, Erik and Tina were newly dating and would often ride down toward the beach. Every time they passed that house, Tina would point to it and tell him how much she loved it.
Fast forward more than a decade later: marriage, two beautiful daughters, busy careers, and a life built together here in Maine. Then one day, as fate would have it, that very home came on the market. They purchased it from the most wonderful woman, who has since become a dear friend, and immediately began pouring their hearts into transforming the space into something deeply personal to their family.
They thoughtfully reimagined every inch of the property from top to bottom. A softer, peaceful color palette. Standard doorways transformed into dramatic oversized sliding barn doors. Architectural walls rich with texture and character. Wallpaper accents, elevated lighting selections, and countless custom details throughout. Each choice was intentional, designed not just to look beautiful but to create a feeling.
What started as a house Tina admired from afar became the backdrop to some of their family's most treasured memories. A peaceful haven where their daughters grew, laughter filled the rooms, and everyday moments felt meaningful.
But perhaps the favorite part of this story happened quietly, sometime after they moved in. Knowing how much that original rooster had stayed in Tina's memory all those years, Erik secretly drove out of state to find her a vintage metal rooster of her own. He surprised her with it after they completed the renovation, and it stood proudly in that same front bay window, just as the original one had years before. That rooster became part of the fabric of their family. And yes, he made the move to Naples with them, too.
40 Papoose Island Road
From camp to retreat! This gorgeous home on Sebago Lake was stripped down to the studs and completely redone. The open-concept floorplan has ample light streaming throughout, with hardwood floors and custom cabinetry. A modern lakeside home on a private wooded lot, reimagined from top to bottom. 422 Ocean Avenue
From sacred to sublime: the resurrection of a Portland landmark. Long before the first hammer swung, 422 Ocean Avenue stood as a quiet brick sentinel above Payson Park, a house of worship that had served its congregation faithfully for decades. Most people drove by and saw a former church. We drove up and saw a home.
The purchase was a leap of faith in every sense. On paper it was a shell: over 5,400 square feet of solid brick construction perched above Back Bay, with soaring interior volume where a nave once echoed with hymns. But the bones were extraordinary, thick walls built to last centuries, and a setting few properties in Portland could match.
The transformation was architectural alchemy. Rather than erase the church's identity, we honored it, building upward within the cavernous sacred space to create a second floor and a crowning third-floor observatory overlooking Back Bay. A floating staircase, which those who knew the building called a "stairway to heaven," rises to a media room and observatory with sweeping views no congregation member ever enjoyed.
No detail was spared. The gourmet kitchen, featured on the cover of Kitchen & Bath Design News, showcases Skyros marble, custom stone sinks, and a La Cornue range. A private master suite, butler's kitchen, Sonos sound, heated drives, and a drive-under garage made the massive brick structure as comfortable as it was grand. The soaring ceilings, thick walls, and sense of permanence all remained. The church didn't disappear. It was reborn.
When it came to market near $1.5 million, Portland took notice. It was described as the perfect blend of local history, modern luxury, and city sophistication, originally a church lovingly built by its parishioners, converted into one of the most singular residences in the state of Maine.
8920 Lely Island Circle
Two years ago, the Richardson family took a leap of faith. As lifelong Mainers and owners of Maine Coast Homes, Tina and Erik packed up their lives, their business experience, and their two brave daughters and headed to Naples, Florida in search of a new adventure.
During their time there, they purchased and completely transformed a special property in the Lely Island Estates community. What began as a renovation project quickly became something more personal: a home thoughtfully designed to blend the warmth and comfort of Maine living with the relaxed elegance of coastal Florida.
Years of experience in renovation, new construction, interiors, and real estate allowed them to create a remarkable transformation from floor to ceiling. They brightened and reimagined the entire home, opening the space to feel welcoming, elevated, and connected to the waterfront views just beyond the backyard.
One of their favorite transformations was the lanai, redesigned into a modern outdoor extension of the home where they spent holidays dining outside, cooking together, entertaining friends, and relaxing beside the fully renovated pool. They carefully selected iridescent pool tile that shimmered in the Florida sunlight and brought an extra layer of character to the space.
The kitchen was custom designed for gathering and entertaining, a space intended to feel inviting, functional, and deeply personal. They wanted this home to feel like "them" even while living far from Maine.
And while they loved their Florida chapter, their hearts ultimately led them back home to Maine, where family, lifelong friendships, and community were calling them back. Naples will always hold a special place in their hearts.
